MECHANICAL CONSTRUCTION OBJECTIVES
To design and build a new, 86,000-sf health center for veterans.
BIM, HVAC & PLUMBING SOLUTIONS
UMEC’s BIM (building information modeling) skills helped the company win this contract for design/build HVAC and plumbing services at a new Veterans Affairs clinic. Using its BIM expertise, the company coordinated all of the trades involved with the mechanical construction project, facilitated the design/build process, and avoided costly spatial conflicts and construction delays. UMEC’s responsibilities included the following mechanical systems: supply, return, and exhaust air; chiller, condenser, and heating hot water; sanitary sewer; storm drain; domestic hot, cold, and emergency water; and dental air and vacuum.
The new clinic’s major HVAC system components consisted of four rooftop air handlers (69,000 cubic feet per minute total capacity); two 100-ton variable primary chillers; one cooling tower; two 825-mbh (thousand btu’s per hour) boilers, duplex units for cooling the computer room; and 154 variable air volume (VAV) zones.
In addition, UMEC technicians installed a wide variety of plumbing system equipment. This included a 150-gallons-per-minute booster pump, an 8,400-gallon domestic water storage tank, two 400-mbh water heaters, a 500-gallon hot water storage tank, 37 water closets, and 119 exam room/support room sinks.
FACILITY BACKGROUND
The new clinic provides veterans with state-of-the-art outpatient services, such as primary, mental, and dental care; orthopedic physical therapy; optometry; audiology; and radiology. It also assists veterans through compensation and pension evaluation services.
